NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE, that pursuant to pursuant to Article XII of Chapter 230 (Zoning) and Chapter 30 (Planning Board) of the Code of the Village of Dering Harbor and N.Y. State Village Law §7-728, the Board of Trustees sitting as the Planning Board of the Village of Dering Harbor will hold a public hearing on Saturday, March 7, 2026 at 10:00 a.m. prevailing time, at the Dering Harbor Village Hall, Locust Point Road, Dering Harbor, New York, to hear any and all persons either for or against the following application:
Application of ARI BENACERAFF, DERING FYP LLC, KIMBERLY CAREY and ERIC G. DEUTSCH & STEPHANIE DEUTSCH for approval of a Lot Line Modification/Subdivision by and between four existing parcels of land in such a manner so as to rearrange the existing lot lines such that no additional building lots will be created and four conforming parcels will remain with respect to the existing properties described as: Lot 1 – Benaceraff – described parcel located on the easterly side of Locust Point Road and known as 18 Locust Point Road, SCTM # 0701-001.00-03.00-015.000 (209,048 sq.ft.); Lot 2 – Carey – known as 1 Dering Woods Lane or Lot 2, Map of Dering Woods, filed in the Suffolk County Clerk’s office on May 17, 1988 as Map File No. 8527, SCTM # 0701-001.00-03.00-016.002 (141,408 sq.ft.); Lot 3 – Deutsch – known as 5 Dering Woods Lane or Lot 4, Map of Dering Woods, SCTM # 0701-001.00-03.00-016.004 (119,686 sq.ft.); and (Lot 4) Dering FYP LLC – known as 6 Dering Woods Lane or Lot 3, Map of Dering Woods, SCTM # 0701-001.00-03.00-016.003 (119,482 sq.ft.). If necessary, the Planning Board will also consider the modification of any conditions related to Map of Dering Woods.
A copy of the aforesaid application is on file in the Village Hall and can be reviewed during business hours or by appointment with the Village Clerk.
