NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE, that pursuant to Article VIII of Chapter 230 (Zoning) of the Code of the Village of Dering Harbor and N.Y. State Village Law §7-712(b), the Board of Appeals of the Village of Dering Harbor will hold a public hearing on Saturday, August 8, 2026 at 8:00 a.m. prevailing time, at the Dering Harbor Village Hall, Locust Point Road, Dering Harbor, New York, to hear any and all persons either for or against the following application:
- Application of 21 HARBOR LANE LLC for variances from the provisions of (1) §230-21A(3) and §230-21B(4) in order to permit an approximately 3’ expansion of the existing nonconforming, driveway and parking area to allow a setback of 1.4’ from the easterly rear property line where a driveway must be setback 25’ and a parking area setback 30’; (2) §230-9B(7), §230-36 and §230-37 in order to construct a 5’ by 3.8’ outdoor shower enclosure along the northerly side of the existing garage with a setback of 11.0’ from the northerly side property line and 2.6’ from the easterly rear property line where 30’ is required; (3) §230-9B(7) and §230-37 in order to install a new HVAC compressor along the easterly side of the existing garage with a setback of 1.7’ from the easterly rear property line where 30’ is required; and (4) all other necessary relief on a nonconforming 30,135 sq.ft. parcel of land located on northeasterly corner of Harbor Lane and Dering Lane in the B-Residential District known as 21 & 21A Harbor Lane and designated as SCTM#s 0701-001.00-02.00-002.000 & 003.000.
Copies of the aforesaid application is on file in the Village Hall and can be reviewed during business hours or by appointment with the Village Clerk.
